Meet the Project Set to Give Downtown Pineville a Facelift
While Charlotte continues to dominate conversations about growth in the region, one nearby town is quietly preparing for a transformation of its own.
Located in the heart of downtown Pineville, Heritage Pineville is a new mixed-use development by Highline Partners that could help reshape one of the area's most charming districts. The project will bring 241 luxury apartment homes, new retail space, and a collection of lifestyle-focused amenities to a 7.5-acre site surrounded by local businesses, historic buildings, and walkable streets.
For those unfamiliar with downtown Pineville, the area has long offered something that can be difficult to find in Charlotte: a true small-town feel. Main Street is lined with locally owned restaurants and shops, and despite being just minutes from some of the region's busiest corridors, the downtown district has managed to maintain much of its historic character.
Heritage Pineville aims to build upon that foundation rather than replace it.
The development will consist of three four-story residential buildings positioned around shared community spaces. At the corner of Main Street and Church Street, a 5,000-square-foot retail space is planned to anchor the project and serve as a natural extension of the existing downtown business district. Once completed, it will provide an important connection between the new development and the row of historic commercial buildings that give downtown Pineville its distinctive personality.
Location is another factor working in the project's favor. Heritage Pineville sits just minutes from both Interstate 77 and Interstate 485, as well as approximately 1.5 miles from the light rail station, making it an attractive option for those commuting across the Charlotte region.
Beyond the residences themselves, the development is being designed with lifestyle in mind. Plans call for two courtyards, a clubhouse pool, a quarter-acre dog park, and a rooftop patio overlooking downtown Pineville. According to the developer's website, the architectural vision will blend Southern charm with design elements inspired by Dallas' Bishop Arts District, creating a look that feels both contemporary and connected to its surroundings.
Heritage Pineville arrives at a time when demand for walkable, mixed-use communities continues to grow across the Charlotte region. More residents are seeking neighborhoods where restaurants, shops, entertainment, and everyday conveniences are all within easy reach, and very few places offer that combination quite like downtown Pineville. The first phase of Heritage Pineville is expected to open in 2027, with the full development scheduled for completion in 2028.
